 Introduction

FCCP Non-Profit Housing Corporation is a non-profit organization incorporated on January 21, 1991.

Its current mandate is to construct and manage a 103-unit, eight-stormy apartment building located on 55 Glenn Hawthorne Boulevard in Mississauga.

This Project is guaranteed by the Ontario Ministry of Housing and the Canada Mortgage Housing Corporation.

This marks the beginning of our long-term commitment to provide affordable housing to the community.

 

 Rental Unit

Allocation of rental units is as follows:

One-bedroom apartment 35
Two-bedroom apartment 53
Three-bedroom apartment 15
Total number of Units: 103

(* There are units designed specifically for disabled tenants)

Rental cost on 80% of the units is based on 'Rent-geared-to-income'. Tenants living in these units will not be paying more than 25% to 30% of their household income as rent.

Rent paid by tenants of the remaining units is independent of their household income and determined according to the guidelines established by the Ontario Ministry of Housing.

 

 Other Facilities

The building has two levels of underground parking with about 150 parking spaces. It has a large party room and a well equipped recreation room on the ground floor.

Each apartment unit has hardwood floor in the living room and high-quality broadloom in the bedroom.

The building also provides central air-conditioning, coin-operated laundry facilities and cable TV service. Stringent environment pollution and noise regulations have been incorporated into the building design.

 Tenant Selection

A tenant selection committee has been formed to manage this important task. Outside parties including representatives of the local Ratepayers Association have been invited to participate

Housing Interest Survey forms in both English and Chinese have been distributed since December 1992. The response have been encouraging and actual application forms will be sent our around the end of February, 1993.

Credit checks and cross-references will be conducted and applicants will be selected in accordance with government guidelines.

Based on the current pace of progress, occupancy will probably take place in early June, 1993. Successful applicants will be notified at least 60 days prior to actual occupancy.

 

 Property Management

Professional property management firms have been invited to tender for the provision of property management services to this project.

In our invitation we have specifically indicated our interest in good security. The ability to communicate in Chinese has also been identified as an important property management issue.

At the same time we have received many applications for the position of Property Manager as a result of our earlier advertisement in the newspaper.

A final decision will be made based on the recommendation of the property management committee. In any case a full-time superintendent will be residing on site to provide appropriate services.
